Position Summary: The Marketing Representative is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Position Summary: The Marketing Representative is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals
Work with on-site team members to prioritize solutions and provide frameworks that will drive journey metrics
Deeply understand issues and opportunities and demonstrate relentless focus on solving them through innovative solutions
Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with the values of the company culture
Experienced in leading cross-functional teams through change programs and projects, leveraging frameworks and influence modeling to drive awareness and outcomes
Participate in activities outside the normal course of daily business that will enhance both the Company and your stature in the marketplace
Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing
Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding items to be addressed with the maintenance team
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy
Designs and executes offsite marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs
Uses the on-site property management software application (Yardi, Entrata, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data
Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour
Follows up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls
Executes activities in support of the property's lease renewal program by preparing and delivering lease renewal letters
Responds quickly and courteously to resident and client/owner concerns and questions
Completes various accounting, financial, administrative, and other reports and performs other duties as assigned
Must be able to meet predictable attendance and punctuality expectations
This position is scheduled for 40 hours in a regular work week
Marketing Representatives must be available to work on weekends when scheduled
