Job Title: Marketing Manager

Job Type: 100% in office (located in the Chicago Loop) 
Compensation and Benefits 
  • Base Salary: $100K + / - commensurate with experience

Overview:

We are seeking an experienced and dynamic Marketing Manager with a proven background in property marketing, preferably the multifamily sector. This role is responsible for developing and executing comprehensive marketing strategies at the corporate level in addition to at the investment (property) level. This individual will enhance the overall reputation of our brand and properties, drive multi-channel campaigns, and boost leasing performance to drive occupancy. The ideal candidate will have a strong understanding of leasing strategies, occupancy optimization, and sales tactics, combined with traditional marketing expertise in digital campaigns, brand development, and customer engagement.

Key Responsibilities:
Brand Strategy & Management:
  • Develop and execute a comprehensive brand strategy to enhance the Clear Investment Group brand presence across all markets, channels and touchpoints.
  • Collaborate with the Investor Relations lead to create and execute comprehensive marketing strategies focused on attracting institutional and retail investors.
    • This includes working with the Investor Relations leads to develop digital campaigns targeting our investors through social media platforms, email marketing, and online advertising.
  • Ensure alignment of brand messaging with company goals, culture, and target audiences.
  • Coordinate the firm’s PR strategy. Work with external press and media contacts to achieve positive external perception for the brand and our properties.
  • Ensure each property’s brand is consistently presented across all channels and materials.
  • Coordinate with internal teams and external agencies to ensure alignment on branding and messaging.
Marketing Campaign Development:
  • Create and manage property marketing campaigns, including digital (social media, paid search, email), print, and advertising.
  • Oversee the development of marketing collateral such as brochures, website content, and signage.
  • Optimize corporate and property websites and leasing portals to ensure user-friendly, engaging content that drives traffic and conversions.
Leasing & Occupancy Strategy:
  • Develop and implement effective leasing strategies to maximize occupancy rates across properties.
  • Analyze market trends, competitor data, and property performance and adjust occupancy strategies accordingly.
  • Work with property managers to improve resident retention and reduce vacancy rates.
  • Oversee leasing agents, providing guidance on lead conversion and customer service.
Sales Strategy & Execution:
  • Drive sales efforts by creating targeted campaigns for various market segments (e.g., new developments, renovations, etc.).
  • Develop pricing models and incentives that are competitive within the market while maximizing revenue.
  • Collaborate with the leasing team to set goals and deliver strategies for meeting sales targets.
Market Research & Competitive Analysis:
  • Conduct regular market research to stay informed of local real estate trends, competitive landscapes, and tenant needs.
  • Leverage market insights to adjust marketing strategies and ensure properties remain attractive to potential residents.
Budgeting & Reporting:
  • Manage the marketing budget for assigned properties, ensuring cost-effective strategies that maximize ROI.
  • Track and report on key marketing metrics, including occupancy rates, lead conversions, and campaign effectiveness.
  • Provide regular updates to corporate team on marketing performance and market conditions.

Key Qualifications:
- Bachelor’s degree in Marketing, Business, Real Estate, or a related field.
- 5 years of experience in marketing, preferably in the property marketing/multifamily housing sector.
- Strong experience in digital marketing, including SEO/SEM, social media, email marketing, and content creation.
- Strong sales acumen with experience in developing and executing leasing strategies and occupancy optimization
- Proficiency with marketing and property management software such as Yardi, or similar.
- Excellent communication, project management, and organizational skills.
- Familiarity with CRM systems and leasing platforms.
- Creative thinking with a proactive, solution-oriented mindset.
- Hands on and motivated to build and augment strategies from the ground up.
